There is a massive difference between a property defect and a property disease.
A defect—such as a broken water pump, chipped floor tiles, or a faulty air conditioning unit—is a CapEx issue. You spend ₦2 million, you fix the problem, and the value of the house is restored.
A structural disease, however, is a terminal diagnosis for your investment. These are foundational failures that cannot be fixed without practically demolishing the building. If you purchase a property suffering from these issues, institutional buyers will refuse to touch it on the secondary market, and its valuation will be permanently suppressed.
Here are the structural death sentences you must avoid in the Lagos and Abuja real estate markets.
1. Active Differential Settlement (Foundation Failure)
All new buildings settle slightly into the earth. However, if a developer failed to conduct proper soil tests or used inadequate piling in a waterlogged area like Ibeju-Lekki, the building will experience differential settlement—meaning one side of the house is sinking faster than the other.
The Symptoms: You will see severe, diagonal “step-cracking” following the mortar lines of the exterior blockwork. The doors will suddenly refuse to close properly because the doorframes have skewed out of alignment.
The Value Impact: This is catastrophic. The structural integrity of the concrete frame is compromised. Institutional banks will not mortgage the property, and sophisticated buyers will walk away immediately.
2. Topographical Depression (The Flooding Trap)
You can elevate the foundation of a house, but you cannot elevate the entire street.
If a property is built in a topographical depression without a master municipal drainage linkage, the access road will vanish underwater during heavy rains.
The Value Impact: Even if the water never enters the living room, the property’s value is permanently capped. Elite tenants will not pay a premium rent to ruin their luxury vehicles driving through knee-deep water. The asset becomes functionally illiquid during the rainy season.
3. Concrete Spalling (Concrete Cancer)
This occurs when moisture and salt penetrate the concrete pillars and reach the internal steel reinforcement bars (rebar). The steel rusts, expands, and blows the concrete apart from the inside out.
The Symptoms: You will see chunks of concrete flaking off the exterior pillars or the underside of balconies, exposing the rusting, brown steel underneath.
The Value Impact: “Concrete cancer” is incredibly expensive to halt and fundamentally compromises the load-bearing capacity of the building. It is a clear sign that the developer used unwashed, saline sea sand or porous concrete during construction.
